Rising demand plus falling inventory has brought price gains of 3 to 5 percent across the market, says the report which is available online.
Here are some highlights:
*The Rivertowns posted a 28 percent increase in sales and an 8 percent gain in median sale price.
*In the greater White Plains area sales surged by 41 percent year to date and by 67 percent in the second quarter as compared to the same period last year.
*In Westchester sales jumped by 24 percent and median price rose 5 percent to $650,000 in the second quarter of 2013 compared with the second quarter of 2012. Houlihan sold 1,434 homes in the second quarter as compared with 1,158 in the same quarter of 2012. The average sale price went from $852,691 to $858,386.
*In Putnam 12 percent more homes were sold and the median sale price edged up by 3 percent in the second quarter compared with the same period in 2012. During the second quarter 179 homes were sold in Putnam as compared with 160 in the second quarter of 2012.
