Here’s a quick snapshot of recent real estate activity in the Lower Hudson Valley from Tim Henderson, which includes several $7M-plus homes in Westchester, including this home in Katonah (above) which sold for $7 million:
New real estate sales available for search include large tracts of land for commerce and residential development in Rockland, along with Westchester homes in the $7 million range in Larchmont, Bronxville and Katonah and a nearly $3 million parcel of waterfront residential land in Putnam.
There are 937 new sales in Westchester, 638 in Rockland and 119 in Putnam, along with new sales in Orange, Dutchess and Ulster available at lohud.com.
The highest price paid was $25.15 million for 35 acres in West Nyack, formerly tax-exempt property of The Syndicate of the Press of the University of Cambridge at 100-110 Brook Hill Drive, sold to RM Mag West Nyack LLC of Elmsford.
In Westchester, the highest prices were for a waterfront home on Pryer Lane in Larchmont, selling for more than $7.57 million, and a $7 million home on Masterton Road in Bronxville. Another home in Katonah sold for $7 million.
Also in Rockland, 144 acres at the former Edwin Gould Academy in Chestnut Ridge were sold to Chestnut Ridge Venture LLC for $9.325 million, and an unknown amount of residential land at 6 Harvest Road in New City, Clarkstown was sold for $10.4 million by Joy Builders to Torsoe Properties of Suffern. A commercial property at 20 Robert Pitt Drive in Spring Valley sold for $7.6 million from PME Realty Corp to 20 Robert Pitt Drive LLC of Spring Valley.
In Putnam, a waterfront 4.16-acre parcel zoned for residential use at 33-39 Market St. in Cold Spring sold for more than $2.9 million by Lawrence Downey to Richard Krupp.
