Cushman & Wakefield has been named the exclusive sales agent for two commercial properties in Westchester County — 200 Central Park Ave. in Hartsdale and 88-106 North Broadway in Irvington.
The marketing campaign was announced today. It will be lead by the company’s Al Mirin, senior director, and Kate Schwartz, associate, along with Glenn Walsh, senior director, and Larry Ruggieri, director of the company’s Leasing Services Group.
Owned by Marli Hartsdale, LLC, 200 Central Park Avenue is a three-story, 45,155-square-foot office building, with 9,547 square feet available for lease. The asking price for the property is $7.9 million.
“With its premier location, 200 Central Park Avenue is a real opportunity for an investor,” said Mirin. “The available space provides an investor with tremendous upside as the real estate market strengthens. Alternatively, an owner-user can occupy the space, thereby lowering its occupancy costs and enabling them to control growth, while capturing the property’s appreciation.”
In Irvington, 88-106 North Broadway is comprised of five buildings totaling 46,752 square feet. The buildings are situated on 9.02 acres and have 13,645 square feet available for lease.
Three of the buildings, 90, 94 and 106 North Broadway, are used as office buildings; 92 North Broadway is a commercial kitchen with office space; and 88 North Broadway is a small, single-family house.
The portfolio is owned by 106 North Broadway, LLC and has an asking price of $9.5 million.
“With the unique campus setting, the 88-106 North Broadway portfolio would be ideal for an owner occupant. Given the prominent location, access to transportation and the high barriers to entry for new development, the properties also represent a significant opportunity for developers, as well,” Mirin said.
